Are is the standard unit in which land is measured and traded in Bali: 1 are = 100 m², 100 are = 1 hectare.

How to read listings: "lease 25 tahun, 30 juta/are/tahun" means a 25-year lease at IDR 30 million per are per year — usually paid up front for the whole term. Freehold is quoted per are outright. Villa plots in Ubud run 1–3 are; in DOMA-represented projects: Mirador 112–118.4 m² per villa plus a share of common land, Forma 100–125 m².

Two numbers to keep in mind when converting to yield: average land price in Ubud $316/m² (LandLoom, 05.2026), and the DUVI index range of $250–750/m² depending on view and access.
