Denpasar and Renon: the capital's market

The island's capital runs on Indonesian rules: freehold houses (rumah), shophouses for business, apartments for students and civil servants. For a foreigner the interesting part is Renon: a green district with consulates, a park and villas on long leases.

In one line. The capital: a freehold market for Indonesians, long leases for expats.

Denpasar is 700,000 residents, markets, hospitals, universities and malls. There are almost no tourists, so no tourist premium on prices: land in Cekomaria from IDR 140M per are, in Sidakarya near Sanur up to 825M. Titles are Hak Milik. Buyers are Indonesians or PMA companies.

For a foreign investor this is a niche market: commercial (shophouses), long-let apartments and Renon houses for expats working in the city. Nightly rental exists (1,128 listings) but ADR $121 and 35% occupancy are below the island.
