KITAS (Kartu Izin Tinggal Terbatas) is a limited-stay permit for 1–2 years, renewable; KITAP is permanent stay for 5 years, renewable, usually after several years on KITAS. Grounds: a work visa, an investor KITAS through owning a PT PMA, family (marriage to a citizen), retirement (55+), study, plus the Second Home and Golden Visas.
The key fact for a buyer: a leasehold villa is not a basis for residence. Property can serve as proof of funds for the Second Home Visa or as part of the investment for a Golden Visa (thresholds — $350k for 5 years and $700k for 10 years, or an apartment from $1 million), but the status is obtained separately.
What a KITAS gives an owner: the 10% resident tax rate on rent (with an NPWP), the option of Hak Pakai, local pricing and a bank account. Routes and costs are in the articles.
