ADR (Average Daily Rate) is the basic hospitality metric: what one sold night earns on average, ignoring empty ones. It is accommodation revenue ÷ nights sold. Not the listing price: ADR reflects seasonal discounts, long stays and dynamic pricing.
Ubud benchmarks: per the DUVI index (issue 1, Q3 2026, July data) the ADR of a two-bedroom villa is $165/night; the market average across all Ubud listings is lower — about $113 (platform data, August 2026) — because it includes studios and older stock.
ADR alone does not show income — multiply it by occupancy to get RevPAR. Dynamic pricing adds roughly +15% revenue over "one price all year".
