Ten years ago Canggu was rice fields between Kerobokan and Tanah Lot. Today it is continuous development from Berawa to Pererenan. Black-sand beaches (Berawa, Batu Bolong, Echo Beach), dozens of beach clubs, coworkings and cafés on every corner: the area runs on Australians, European surfers and 1–3-month digital nomads.
The flip side: traffic on the single road to the beach (Batu Bolong), the 8–9 September 2025 floods in low-lying pockets, and revenue per listing down 23% in a year — supply stopped growing, but demand stopped growing first.
DOMA rating, 5 = highest on the island. Land and nightly rate mean price level. Occupancy is AirROI against the island average. Infrastructure covers hospitals, schools and roads. Quiet is the inverse of traffic and nightlife.

Landmarks of Canggu: 8 places worth knowing
What a guest of a villa in Canggu sees and where the owner's rental demand comes from. Distances are given from the centre of the area, photos are from Wikimedia Commons.
Canggu's main beach and the point the whole area grew around. Black volcanic sand, a soft long wave over a sandy bottom and dozens of surf schools: most of the island's beginners stand up on a board here for the first time. Cafés and bars line the shore and the beach fills completely towards sunset. For a villa owner it is the yardstick for distance: properties 5–10 minutes by scooter from Batu Bolong rent best and highest. Parking is paid, there is one road to the beach and it jams at rush hour.
Batu Bolong's northern neighbour with a more serious wave over a reef and a reputation as the grown-up surf spot. Canggu's best-known beach clubs stand here, and this is where people come for sunset with live music. In the evening fish is grilled on the sand, by day cafés on the terraces above the water do the trade. The coast north of Echo Beach to Pererenan is lined with first-line villas: the most expensive land in the area, and the same land that falls under the Perda 3/2026 coastal setback.
The southern side of Canggu on the border with Kerobokan. The beach is wider and calmer than Batu Bolong, the wave suits beginners and large clubs with pools and kids' zones line the shore. Berawa is the family side of the area: an international school, many long-term tenants and less nightlife noise. For an investor it is the compromise between Canggu's infrastructure and Kerobokan's prices.
A small sea temple on a rock right by the beach, which gave the beach its name (the stone with a hole). On ceremony days processions come from the village and for a few hours the beach is a place of offerings rather than surfing. It is a reminder that Canggu remains a Balinese village with adat and banjar: building next to the temple is limited by sanctity rules, and a first-line buyer should check whether the plot falls inside the protected radius.
The famous narrow road through the paddies linking Berawa and Batu Bolong, used by thousands of scooters a day. The fields around it are among the last left in the area, and they are the ones now protected by Perda 4/2026: converting them to villas is a criminal offence. For a buyer that means the rice view from a Canggu villa is likely to stay, and no new plots in the fields will appear.
The next beach after Echo Beach, where Canggu has been spilling over for the last three years. Fewer clubs, more cafés on the sand, calmer water in the evening. Cheaper land and quieter villas start here, which is why many buyers compare Canggu and Pererenan as one market. The area has its own page.
The island's most photographed temple, on a rock in the ocean half an hour from Canggu. At low tide you can walk up to it, and at sunset the terrace in front fills with tourists and vendors. For Canggu residents it is the nearest major sight and a convenient half-day route for villa guests: temple, sunset and dinner on the way back through Pererenan.
The 17th-century royal temple of the Mengwi dynasty with a wide moat, tiered meru roofs and a garden. Part of the UNESCO subak listing. Unlike Tanah Lot it is quiet even in high season: people stop for an hour on the way to Jatiluwih or Bedugul. One of the few temples in the south where you can study the architecture without a crowd.
