A warranty is the builder's obligation to fix defects at its own cost within a period. In the construction contracts of projects DOMA represents: 5 years — structure (foundation, load-bearing elements, roof); 2 years — utilities (electrics, water, drainage, pool equipment); 1 year — finishes, furniture and appliances (appliances carry the manufacturer's warranty). The clock starts at the BAST date.
Know who is guaranteeing: DOMA is an agency and coordinator; warranties are issued by the contractor under the construction contract, and DOMA polices their performance. "We guarantee" from an agent is a red flag with any seller.
How to use it: written notice with photos and date, the contractual response time, a completion act. Not covered — wear, misuse, guest damage: that is the domain of insurance and the operator's repair reserve.
