In one sentence. Checking the finished villa before signing the handover act: structure, utilities, finishes, furniture against specification, documents; issues go on a snag list with deadlines to fix.

Inspection is the last point where an unfinished item is still "outstanding" rather than a "warranty claim". Done by you or an independent engineer against a checklist: conformity to design and PBG (areas, heights, footprint), roof and waterproofing (ideally after rain), electrics (load, earthing, RCDs), water and drainage (pressure, septic), pool (leaks, equipment), air-conditioning, windows and doors, finishes, furniture and appliances against specification, documents (PBG, SLF, drawings, manuals, keys).

Issues are recorded in a snag list annexed to the BAST with fix dates; critical defects are grounds not to sign. In DOMA-represented projects the final inspection takes up to 2 weeks, after which the last 10% is paid.
