In one sentence. Under Law UU 7/2011 payments within Indonesia are made in rupiah; the contract price may be in dollars, but the transfer reaches the developer's account in IDR at a fixed rate.

The Currency Law UU 7/2011 requires payments inside Indonesia to be made in rupiah, with sanctions for both parties. Villa deals therefore fix the price in US dollars (protecting the buyer from a falling rupiah) while the transfer itself arrives in IDR at the contractor's corporate account or the notary's escrow.

Working routes in 2026 for buyers from different countries: direct SWIFT in USD converted by the Indonesian bank, transit hubs (UAE, Kazakhstan, Hong Kong), or selling USDT for rupiah through a licensed Indonesian exchanger with a transfer to the developer's account. Paying the developer in crypto directly is not a lawful payment and not proof of payment for Coretax.

Fix in the contract: the price currency, the rate source and fixing date, who bears fees, and the corporate account details. Budget 1–3% for fees and FX spread.
