In one sentence. Holding money or documents with a neutral party until conditions are met: land money in escrow until the lease is registered, the certificate and owner's consents on deposit with the notary.

Indonesia has no routine bank escrow for retail land deals, so the notary performs the role: land money is transferred to the notary's account or blocked until the lease is signed and registered; the owner's documents — the original certificate, an irrevocable consent, spouse's and heirs' signatures — are held by the notary on deposit for the whole lease term.

Why it matters: the owner cannot sell or mortgage the land around your lease while the certificate is on deposit, and the extension terms survive a change of owner. In the Mirador project DOMA represents, the Hak Milik land is leased for 30 years (04.03.2026–04.03.2056), the certificate sits with the notary and the land payment went through escrow.

What to check: who exactly holds the deposit, for how long, the release conditions and what happens if the notary changes.
