Escrow and notarial deposit

Indonesia has no routine bank escrow for retail land deals, so the notary performs the role. Land money is transferred to the notary's account or blocked until the lease is signed and registered. The owner's documents (the original certificate, an irrevocable consent, spouse's and heirs' signatures) are held by the notary on deposit for the whole lease term.
Why it matters. The owner cannot sell or mortgage the land around your lease while the certificate is on deposit, and the extension terms survive a change of owner. In the Mirador project DOMA runs, the Hak Milik land is leased under a 29+10+30 year structure (from 04.03.2026), the certificate sits with the notary and the land payment went through escrow.
