In one sentence. A structure where each instalment is paid only for a completed construction stage accepted by act; in DOMA projects — 30% at start, 30% after foundation, 30% after structure, 10% at handover.

Stage payments are the only safe structure for an off-plan purchase: money follows what is built, not what is promised. The schedule in projects DOMA represents:

  • Deposit — holds the unit and price, 7 days for contract review;
  • 30% — on signing: construction starts, the land is leased to the investor within 10 working days, the owner portal opens with reports every 2 weeks;
  • 30% — after the acceptance act for stage 1 (foundation, columns, pool shell);
  • 30% — after the act for stage 2 (structure, roof, walls);
  • 10% — after stage 3 (glazing, finishes) and the final inspection, on signing the handover act.

Red flags elsewhere: "15% off for 100% up front at groundbreaking" (you are financing the build unsecured), calendar-based rather than act-based payments, a personal account instead of the contractor's corporate account.
