An operator takes on listings and pricing, check-in and cleaning, staff, minor repairs, reporting and payouts. The standard Bali fee is 15–25% of gross revenue (sometimes 20–30% with marketing included), plus operating costs at actuals.
What a strong operator delivers: a monthly report with revenue, occupancy, ADR and itemised costs; an NIB with KBLI 55193 and an NPWPD under which your villa is registered; withholding and remittance of rental tax with a bukti potong slip; KPIs on rating and response time. The Betterplace reports for Green Harmony are the format we treat as the norm.
