Occupancy = nights sold ÷ nights available. The number depends heavily on the denominator: active listings with open calendars give 60–65% for Bali (DUVI), while the average across all Ubud listings, including abandoned and blocked calendars, is 36.6% (platform data, August 2026). Compare like with like.
Fact rather than forecast: the four Green Harmony villas (delivered Q3 2024, represented by DOMA) ran 88.2% average occupancy over January–September 2025 per the Betterplace management reports, with monthly gross revenue per villa ranging from $1,778 (February) to $7,418 (August).
What drives high occupancy: a 4.8+ rating and Guest Favourite status, dynamic pricing, a hybrid of nightly and long-stay in low season, a professional operator. What kills it: "one price all year", slow replies, stale photos.
