For a viewing or closing trip, citizens of most countries need only a VOA (Visa on Arrival, index B1): 30 days, extendable once by 30 through immigration with biometrics, IDR 500,000. It is easier to obtain an e-VOA in advance on the immigration website and use the automated gates.
The 2026 entry checklist: a passport valid 6+ months, an e-Arrival Card (completed online before departure), the electronic customs declaration, the Love Bali levy of IDR 150,000 (paid online), a return ticket. For a deal, additionally: a notarised power of attorney if a representative signs; the original passport for the notary.
You can buy without coming — checks, negotiation and signing are done remotely — but we consider a "trust tour" with a look at a delivered villa and the construction site the right step before deciding.
