PPJB (Perjanjian Pengikatan Jual Beli) is the Indonesian form of a binding preliminary agreement; English-language deals call it an SPA (Sale and Purchase Agreement). For a villa under construction it is the main document, because the property does not exist yet and only the text protects you.
What it must contain: the villa specification as an annex (materials, areas, fit-out), a payment schedule tied to stages accepted by act, a completion date with a specific penalty for delay (a number, not "best efforts"), the procedure if unfinished (refund, land pledge, termination), who obtains the PBG/SLF and who pays if they fail, warranty periods.
In DOMA's 2026 model the PPJB role is split across three documents: the land lease in the investor's name, the construction contract (30/30/30/10 against acts, 10-month build, 5/2/1-year warranties) and the coordinator agreement. A deposit holds the unit and price for a 7-day contract review.
