In one sentence. All annual costs the owner bears regardless of occupancy: staff, electricity and water, pool and garden, PBB and lease taxes, insurance, repair reserve, management fee; for a two-bedroom Ubud villa — $7,500–13,000 a year.

The 2026 cost reference (detailed rates in the article): staff at Gianyar minimum wage, PLN electricity (air-conditioning and the pool are the main loads), PDAM/well water, pool chemicals and service, garden, internet, minor repairs plus a 3–5%-of-revenue repair reserve, property and liability insurance, PBB tax, operator fee of 15–25% of revenue.

Benchmarks: a two-bedroom Ubud villa — $7,500–13,000 a year all-in; a three-bedroom rental villa in Canggu — $24,000–26,000. The gap comes from floor area, pool size and regency wage levels.

How it enters yield: costs are deducted before net yield, and they are exactly what "18% a year" decks understate. Ask the operator for an itemised budget and check it against this reference.
