DUVI (DOMA Ubud Villa Index) is the index we compute ourselves and publish on the "Ubud Market Index" page with open CSV and JSON data. Base = 100 at Q3 2026, recalculated quarterly from 20 sources: listings, platforms, operator reports, transactions.
Issue 1 (July 2026 data): median two-bedroom leasehold villa in Ubud — $220,000; off-plan entry — from $139,000; ADR 2BR — $165/night; RevPAR — $104 market, $144 for villas under DOMA-partner management; occupancy — 60–65% Bali-wide, 87% managed; net yield — 6–13% market, 12.8% actual; Ubud land $250–750/m² versus $1,100–1,400 in Canggu; 5,711 active villa listings in Bali.
Why a buyer needs it: one page to sanity-check any sales deck against the market. The index does not replace a specific villa's report, but it sets the corridor of normal values.
