Notary / PPAT

In one sentence. A notary authenticates contracts; a PPAT is the official empowered to draw up land deeds and register them at BPN; usually one person in two roles, without whom a land deal lacks full force.

In Indonesia two offices are often combined in one person. A Notaris is a public official who draws up notarial deeds and certifies signatures (Notary Law UU 30/2004). A PPAT (Pejabat Pembuat Akta Tanah) is the official empowered to execute deeds over land rights (sale, lease, mortgage) and lodge them for registration at BPN.

Role in a villa deal: obtain the official BPN extract for the plot, verify identities and authority of the parties (including the landowner's spousal consent), draft or legalise the lease and the assignment deed, hold escrowed documents (certificate, consents), register. Signing can be done remotely under a notarised power of attorney.

Fees are roughly 0.5–1% of the transaction. Choose the notary yourself or through your lawyer; the "seller's notary" is not your representative.
