Candidasa is a 1980s resort that never grew into a Kuta: a strip of hotels and villas along the bay, the Bali Aga village of Tenganan in the hills and white Virgin Beach 15 minutes away. Padangbai next door is a working port with Lombok ferries and Blue Lagoon snorkelling.
The market is freehold seafront villas at $170–350k and small hotels. Leasehold is rarer than in the south. Demand is steady but small: 73 listings, ADR $176, 29% occupancy, revenue flat year-on-year. Regulation: Karangasem is under the 2026 ban on new hotels and restaurants, and the first line falls under Perda 3/2026.

The main sea gateway of the east: ferries to Lombok every ninety minutes and fast boats to the Gilis and Nusa Penida. A bay of fishing boats, dive centres and guesthouses around the port. Mornings are noisy and busy, by evening the village goes quiet. For a villa owner the port brings guests overnighting before a boat and divers who need access to the Blue Lagoon and Jepun sites.
A small white-sand cove over the hill north of the port. Calm water, a reef ten metres from shore and one of the island's most accessible snorkel spots: turtles, reef fish, sometimes nurse sharks. A couple of warungs with sun loungers. Waves close the beach in strong wind, so the best time is April to October.
A hidden beach south of the port, reached by a path over the hill. White sand, rocks at both ends, a strong shore break and nothing built except two warungs. One of the few white-sand beaches in eastern Bali. Swimming needs care, but it is almost always empty. Coves like this are what give Padangbai its reputation as Bali for insiders.
A Bali Aga village, home of the island's indigenous people from before Javanese culture arrived. Stone streets, houses on a strict plan, its own laws and calendar. This is where geringsing double ikat is woven, the only such cloth in Indonesia: one piece can take five years. In June the Usaba Sambah festival features ritual fights with pandan leaves. Entry by donation, 15 minutes from Candidasa.
A white-sand beach in a cove between two headlands past Perasi village. Calm water, warungs grilling fish, fishing boats on the sand. The track down is unpaved and parking is paid. The most popular beach for Candidasa guests, since the village itself lost most of its sand after the reef was destroyed in the 1980s.
A lotus pond in the centre of Candidasa opposite Pura Candidasa temple, which gave the village its name. A promenade with cafés and hotels surrounds it and the main road passes alongside. It is the reference point of the centre: villas and hotels along the coast measure their distance from here. In the evening the lagoon is quiet and only the surf is heard.
The palace of the last raja of Karangasem, built in 1921 with European touches: pools, bridges, a pavilion in the water and a staircase up the hill with views of the sea and Agung. Wrecked by the 1963 eruption and the 1979 earthquake, restored in the 2000s. A spacious park with few people, one of the east's best places for a walk.
Karangasem's second water palace, built in 1946: fountains, koi ponds and the famous stepping-stone path across the water. Part of the water comes from a holy spring and is used for bathing. Rice terraces and a village with guesthouses surround the palace. From Candidasa it is 35 minutes via Amlapura, with Taman Ujung worth a stop on the way.
