Sidemen is the Unda river valley, 30 minutes from Amlapura and 40 from Candidasa. No beach, no nightlife, but the most photogenic terraces of east Bali and the quiet people leave Ubud for. The market is guesthouses, 4–8-villa boutique retreats and view plots from Indonesian sellers on freehold.
The numbers are honest but narrow: 120 listings, ADR $137, 30% occupancy, $11.4k revenue per listing. The main risk is regulatory: the 2026 ban on new hotels and restaurants in Karangasem, rice-terrace protection under Perda 4/2026 and the 2026 dry-season water shortage.

The Unda river valley below Mount Agung: rice terraces, villages and roads one scooter wide. Old-Bali postcards were shot here, and the painter Walter Spies lived here in the 1930s. Tourists are few and walks start straight from the villas: paths between fields, suspension bridges over the river, cafés facing Agung. For a buyer it is the area's main asset: views and quiet found neither in Ubud nor on the coast.
Bali's mother temple on the slopes of Agung, a complex of 23 temples at 1,000 metres. The main Penataran Agung temple rises through six terraces behind candi bentar gates. The island's largest ceremonies are held here every year, and once a century the Eka Dasa Rudra rite. From Sidemen the road climbs through Rendang and villages overlooking the valley. Best in the morning, before the mist and the groups.
A waterfall inside a rock grotto in Bangli: water falls through the open top of the cave and in the morning sunbeams cut through the spray. A staircase and the riverbed lead to it, so you walk through water. From Sidemen it is half an hour via Rendang. One of the island's most photographed falls, worth reaching at opening at 7–8 am.
A village on the ridge above the valley with the best-known view of Agung: Walter Spies's house stood here, later Theo Meier's. From the road the terraces run to the horizon with the volcano above. Iseh has a few guesthouses and panoramic villas, and the main walking route from Sidemen ends here. Plots with this view are the most expensive in the area.
Bali's highest point at 3,031 metres, an active volcano and the island's holiest mountain. The 2017–2019 eruption closed the airport for several days. The sunrise climb starts at night from Besakih or Pasar Agung, takes 4–6 hours and needs a guide. From Sidemen the mountain is visible from most villas, at once their main view and main risk: insurance and the evacuation zone come up when buying.
Sidemen is known across Bali for hand weaving: songket with gold and silver thread for ceremonies and endek for everyday wear. Dozens of home workshops in the village welcome visitors to watch the hand looms. The cloth for one sarong takes weeks. For villa guests it is the area's main cultural experience, for the village the main income besides rice.
A cascade of natural pools on the hillside above the valley, 10 minutes from the centre. Water runs down terraces of rock basins where you can lie facing the rice fields. A 15-minute walk up. Quiet and barely touched by tourism, as is all of Sidemen. Downstream is the Unda river with suspension bridges and a path for morning walks.
A viewpoint on the road from Sidemen to Amlapura: rice fields, palms and Agung in one frame, best at sunrise. A 10-minute stop on the way to the east coast. Beyond it the road leads to Taman Ujung and Tirta Gangga, palaces of the last kings of Karangasem, 30–40 minutes from Sidemen.
New hotels and restaurants in Karangasem are not approved from 2026. A retreat made of rental villas is a grey area: get KBLI and permit advice before buying.
