Installments or Full Payment. How to Pay for a Bali Villa in 2026

Published: 10 min read
Key takeaways
  • Safe payment for an off-plan villa follows what is built, not what is promised. The standard in the projects DOMA coordinates is 30/30/30/10 after signed stage acts, with notarial escrow for the land money.
  • A discount for 100% upfront exists on the market but is almost never worth the risk. Paying everything in advance means carrying 100% exposure for 12–15 months and losing leverage over deadlines.
  • A one-year installment plan spreads the same price over time without interest, it is not a loan. The benefit is that your capital works for you longer and every payment is backed by a stage.
  • Currency risk is real. The price is fixed in dollars, the payment goes in rupiah by law, and the rate in October 2026 stayed above 18,000 per dollar. Check the currency clause before the first transfer.
  • The main risk of any scheme is prepaying ahead of a stage. Money should move after an act, through escrow or directly to the contractor, not to an intermediary's account for the future.

The better way to pay for a Bali villa is in stages after signed acts, not all at once. A discount for 100% upfront does appear on the market, but it almost never covers the risk you take on for 12–15 months of construction. A one-year installment plan is the same price spread over time without interest, and with it the money follows the concrete. The standard in the projects DOMA coordinates is 30/30/30/10 after acts, with notarial escrow for the land money. Below we compare the three ways to pay, look at currency risk with the rupiah above 18,000 per dollar and put the difference in numbers.

The difference between the first two columns is small, in DOMA projects the one-year installment plan is stage payment stretched over a calendar year. The real fork lies between "paying for what is built" and "paying for what is promised".

How 30/30/30/10 stage payments work

The scheme is simple. You pay the first 30% when the contract package is signed, and that payment starts construction and the registration of the leasehold in your name. The next 30% follows the foundation act, another 30% follows the structure and roof act, and the last 10% is paid at handover under the acceptance act, when the house stands with furniture and a working pool. Between payments you receive photo and video reports from the site every two weeks, and within two weeks of each stage payment an official act of completed work. The details are covered in our article on developer installments in Bali and the glossary entry on stage payments.

The main point of this structure is protection, not convenience. The contractor gets money only after a result. No stage delivered, no tranche received. Since 2026, in the projects DOMA coordinates, this is reinforced by a three-contract structure. You sign the land lease directly with the landowner, the construction contract directly with the main contractor, and a coordinator services agreement with DOMA. The construction budget goes straight to the contractor, the land money through notarial escrow, not to an intermediary's account. Why we moved to this structure is explained in why DOMA changed its model.

The right question is not "what discount for paying everything now" but "what do I get for each payment and who holds the money between stages".

A one-year installment plan

A one-year installment plan is not a loan. There is no interest, no installment fee and no inflation surcharge, the final sum is known on signing day and equals the contract price. The difference from the base scheme is that the payment schedule is agreed individually and stretched over 12 months, while each payment remains tied to a stage. For the buyer this means capital works for them longer. If you do not pull money out of a deposit or bonds for the villa but pay as construction progresses, the difference becomes noticeable, see the calculation below.

There is a flip side that not everyone states honestly. Installments demand discipline on your side. A missed payment stops construction of your villa, and the terms for deferral and termination should be read before signing, not during a force majeure. The currency and payment method, bank details and procedure are fixed in the contract. That means an international transfer or converting USDT into rupiah at a licensed exchange, paying directly in crypto in Indonesia is not allowed. Routes from Russia, Kazakhstan and the UAE are covered in how to transfer money for a Bali villa.

100% upfront and the discount for it

A discount for full prepayment exists on the Bali market, usually offered by developers who need construction money now. We do not promise a specific size or call one the norm, market practice sits in the range of a few percent. The arithmetic is almost always against it. Say the discount is 7% on a $139,000 villa, that is $9,730. In return you hand over the whole sum on signing day and carry 100% exposure on it for 12–15 months. Not only the risk of an unfinished build, but the risk that the seller runs into trouble with other properties, the tax office or a bank, and your villa ends up in the general pool of liabilities.

If the discount is pushed hard, ask one question. Why does the project need your money ahead of a stage if construction is funded by stage payments from all buyers? An answer about "working capital" means you are lending the developer your money with no interest and no collateral. In the projects DOMA coordinates, prepayment ahead of stages is not practised, because it breaks the very idea of paying for what is built.

Currency risk with the rupiah above 18,000

The villa price is usually fixed in dollars, while payment inside Indonesia goes in rupiah under currency law UU No. 7/2011. Between those two facts lies the currency clause, that is, at which rate, from which bank and on which date the payment is converted. In 2026 this is not a formality. The rate held around 18,000 rupiah per dollar already in July and stayed there in October, 17,985 on 20 October per Bank Indonesia. On a $41,700 payment (the first 30% of $139,000) a 3% rate difference is $1,250 on a single tranche.

With stage payments the currency risk is spread over four dates. That can cut both ways, but the contract must make clear which party bears the difference. With 100% prepayment the risk is compressed into one day and one rate. If you pay in dollars and the seller converts them to rupiah, ask what happens to the exchange difference if the rupiah strengthens or weakens between transfer and credit. How to read and fix that wording is covered in the currency clause in the contract.

Escrow and the risk of prepaying ahead of a stage

Any payment scheme has one main risk, money that goes ahead of the result into an account you do not control. Indonesia has no conventional bank escrow for retail land deals, so the notary plays that role. The land money is transferred to the notary's account or blocked until the lease agreement is signed and registered, while the original owner's certificate, their irrevocable consent and the signatures of spouse and heirs are held by the notary on deposit for the whole lease term. In the Mirador project the Hak Milik land was placed into a 29+10+30 year leasehold from 4 March 2026, the certificate is held by the notary and the land payment goes through escrow. More in the glossary entry on escrow and notarial deposit.

What to check before the first transfer. Who exactly holds the deposit and for how long. Whose account the construction budget goes to, the contractor's or an intermediary's. Whether the construction contract carries penalties for missed stages. Which rate and conversion date are fixed. If the answer to any of the four is vague, it is too early to send money.

The calculation in numbers

Take a $139,000 villa with handover in 12 months and compare the three ways to pay. For stages we use the 30/30/30/10 schedule with payments in months 0, 4, 8 and 12. Capital not yet paid is assumed to earn 4.5% a year in hard currency, a conservative deposit or short bond rate in 2026, estimate. The upfront discount is taken at 7%, the upper edge of market practice. The currency difference is modelled as a 3% adverse move.

LineStages 30/30/30/10One-year installments100% upfront, 7% discount
Contract price$139,000$139,000$129,270
Return on unpaid capital at 4.5%+$2,500+$2,8000
Sum at risk of an unfinished build in month 6$83,400$69,500$129,270
Sum at risk in month 11$125,100$127,400$129,270
Scenario of a 3% adverse rate move−$1,250 on one tranche, the rest at the new ratespread over 12 payments−$3,880 in one day, or 0 if the rate moves your way
Effective price≈$136,500≈$136,200≈$129,270

On paper prepayment wins by about $7,000. But look at the risk line. For six months you have $129,000 on the table against $70,000–83,000 with stages, and with no leverage on deadlines. If construction slips by three months, with stage payments you simply do not pay the next tranche, with prepayment you write letters. Seven thousand dollars is the price of 12 months of insurance against the scenario where everything is lost. In our view, for a single property it is justified almost always. The economics of the villa itself after handover can be run in the ROI calculator.

How it works in DOMA projects. Contracts are signed as a package of three, the leasehold is registered to the investor right after the first payment rather than at handover. Each stage is closed with a signed act, the buyer gets a personal dashboard and site reports every two weeks. A one-year installment plan is agreed individually while keeping the link to stages.

Who each suits

  • Stage payments 30/30/30/10. Most off-plan buyers. An investor who wants minimal risk at the standard price and can hold $41,700 ready for each tranche by the act date.
  • One-year installments. A buyer whose capital arrives in parts, for example from the sale of another asset or business income. Someone who does not want to pull money out of working instruments early.
  • 100% upfront. Only when buying a finished villa with documents and a rental history, when there is no unfinished-build risk and the discount is real. At the construction stage this option suits perhaps only someone who already owns a villa by the same contractor and has seen how it delivers.

Bottom line. Pay for what is built, not for what is promised. Stage payments of 30/30/30/10 after acts and a one-year installment plan give the same price without interest, limit the risk to the paid stage and keep your leverage on deadlines. A discount for 100% upfront is almost never worth exposure on the whole sum through a year of construction. Check the currency clause and the escrow setup before the first transfer, not after. FAQ

How does the 30/30/30/10 stage payment work?

The first 30% starts construction after the contracts are signed, the next 30% is paid after the foundation act, another 30% after the structure and roof act, and the last 10% at handover under the acceptance act. Every payment is backed by a stage, and the land money goes through notarial escrow.

Is it worth paying 100% upfront for a discount?

Almost never. A 5–7% discount on a $139,000 villa is $7,000–10,000, and in return you carry full exposure on the whole sum for 12–15 months. The same money parked at 4–5% returns most of the discount without the risk. If the discount is pushed hard, ask why the project needs the money early.

Which currency do you pay in for a Bali villa?

The price is usually fixed in dollars, while payment inside Indonesia goes in rupiah under currency law UU No. 7/2011. The key contract question is the rate and the conversion date. With the rupiah above 18,000 per dollar, vague wording costs real money.

What is escrow in a villa purchase?

Money or documents held by a neutral party until conditions are met. Indonesia has no bank escrow for retail land deals, so the notary plays that role. The land money is blocked until the leasehold is registered, and the owner's certificate is held on deposit.
