PBG (разрешение на строительство) · Persetujuan Bangunan Gedung
PBG (Persetujuan Bangunan Gedung) permits the construction of this building, to this design, on this plot. It is issued by the regency through the SIMBG system after the KKPR and a check of the design against the rules (setbacks, ratios, structure). It replaced the old IMB permit in 2021.
Three things to read in a PBG: the function (fungsi) — dwelling or commercial accommodation; renting needs the latter; match to design — area, storeys and footprint equal what you are being sold; the SIMBG number — verifiable online.
Sequence: KKPR → PBG → build → SLF. The PBG comes before works start, the SLF after completion. In DOMA-represented projects: Forma — PBG No. 510405-14122025-004; Mirador — PBG issued 06.08.2026; both open to investors before the deal. Where a partner's delivered project has no final PBG/SLF file with a number on record, we say so rather than mark the permit as obtained.

Can construction start without a PBG?
Legally, no. In practice developers do it, and those are the buildings that get demolished or never receive an SLF — hence no legal rental. Pay for stage one only after a PBG copy with a number.
