Pink zone (Kawasan Pariwisata)

In one sentence. The tourism zone on Bali's maps — hotels and accommodation are the permitted function, yet a KKPR can still be refused on the other three tests: intensity, setbacks, infrastructure.

Pink (sometimes purple) marks Kawasan Pariwisata — the zone where tourist accommodation is the primary function. Sellers love the line "pink zone, anything goes". 2025–2026 practice says otherwise: KKPR refusals in pink zones are routine.

The colour answers only one of the four questions the system asks when issuing a KKPR: function (matches), building intensity (after subdivision into 1–2-are plots the KDB/KLB ratios and parking often fail), setbacks (river, ravine, temple, road), infrastructure (access, water, drainage). Plots carved out of a large parent parcel without re-approval fail most often.

What to check: a KKPR for this exact plot and area, not for the "parent" parcel; whether an RDTR covers the zone; setbacks measured on the ground, not by assurance.
