What the inspection found
Satpol PP, the regency's public order agency, inspected buildings across Tabanan. Properties with incomplete paperwork turned up in eight kecamatan, or administrative districts.
Only Pupuan and West Selemadeg had no findings. The list covers 18 buildings in total. The report does not say whether they are villas, shops or other commercial buildings.
Which document is missing
Satpol PP head I Putu Agus Hendra Manik Mastawa said most owners hold only an ITR. This permit confirms that the land may be used for the stated purpose under the spatial plan.
The other permits are missing, including the PBG. The PBG (Persetujuan Bangunan Gedung) is the building design approval that replaced the old IMB. Without it, a structure has technically been built without an approved design.
One year to fix it
The owners were called in to explain. They now have one year to complete all outstanding permits, and Satpol PP says it will monitor progress.
The article does not name penalties for missing the deadline. Officials stressed that the checks are not meant to discourage investment. The aim is to bring buildings into compliance.
Why buyers should care
The pattern is common on Bali. The land use was checked, but the building design was never approved. From the outside the property looks finished and may even be rented out.
On resale, a missing PBG becomes the new owner's problem. Getting one after construction means surveys, drawings and a compliance review, and sometimes physical changes.
The one-year window gives owners time but does not remove the risk. Until a PBG is issued the building stays on the Satpol PP list.
