Across the river from Canggu land is 3–5× cheaper and the beaches of Kedungu, Nyanyi and Balian stay almost empty. Early-stage investors come for freehold and plots: but from 2026 Tabanan issues no permits for new hotels or restaurants, and most of the land is protected rice field.

Tabanan is the island's largest agricultural regency: the Jatiluwih terraces (UNESCO), Tanah Lot temple and 40 km of black-sand coast. Building interest concentrates on the narrow Kediri coastal strip: Kedungu, Nyanyi, Tanah Lot, Kaba-Kaba — where off-plan clusters are launching and hotel projects are planned.

The key fact for a buyer: Tabanan is one of six regencies banned from issuing permits for new hotels and restaurants from 2026. Rental villas are formally outside the ban, but Perda 4/2026 blocks rice-field conversion and the coastal setback now runs from the highest high tide. Land is cheap precisely because you can't build on all of it.

A sea temple on a rock in the surf, Bali's most photographed sight. Founded in the 16th century by the priest Nirartha, it belongs to the island's chain of coastal temples. At high tide the rock is cut off, at low tide you can walk across and receive a blessing at the freshwater spring. Sunset draws thousands and a market and car parks have grown around it. For the area it is the main draw for guests and the reason villas near Tanah Lot rent year-round.

600 hectares of terraces on the slopes of Batukaru, a UNESCO site within the subak system. Unlike Tegallalang there is space and almost no swings or cafés on the edge: several routes from 1.5 to 5 km along the dykes between fields, bicycles for hire, views down to the sea. At 700 metres it is cool. The road from Tanah Lot runs through Tabanan town and villages, and at harvest the fields turn gold.

Kedungu Beach

A long black-sand beach with a soft wave and a gate-shaped rock at one end. It is the next surf spot after Pererenan, still without dense building but with the first beach clubs and villas open. Kedungu is called the new Canggu: land here is 2–3 times cheaper than in Canggu and Pererenan is 15 minutes away. It is around Kedungu that most of the area's new projects of 2025–2026 are concentrated.

Nyanyi Beach

A quiet beach between Kedungu and Tanah Lot: black sand, fishing boats, a few warungs and one large resort. The waves are strong and swimming is hard, but the sunsets look across to Tanah Lot. Nyanyi village and neighbouring Belalang are a belt of villas among rice fields 5 minutes from the ocean. Village life continues here and land is sold mostly as plots with paddy views.

Balian Beach

The mouth of the Balian river in western Tabanan and the oldest surf spot on the west coast: an even left and right wave over sand that works year-round. A small settlement with guesthouses, yoga and a couple of restaurants, the Bali of twenty years ago. The drive from Tanah Lot takes about an hour on the Gilimanuk road. For an investor it is a distant periphery with cheap land but little rental demand outside the surf season.

Tabanan's monkey forest: 12 hectares of sacred woodland around Dalem Kahyangan temple, hundreds of macaques and a colony of flying foxes in the upper branches. Far calmer than the Ubud version, with few tourists. Every 210 days, on the temple festival, the village walks through the forest in the mapeed procession with offerings carried on heads. Nearby is Kukuh village with its teak furniture workshops.

The royal temple of the Mengwi dynasty, built in 1634 and listed by UNESCO. Surrounded by a moat, with rows of multi-tiered meru towers above a manicured garden. One of the island's most beautiful temples, yet without crowds. Mengwi lies on the road from Tabanan to Ubud, passing Pura Sada and the Kapal market. For the area it is the cultural stop guests of villas usually combine with Tanah Lot.

A temple at the foot of Mount Batukaru at 700 metres, one of Bali's six principal temples. It stands in rainforest, often in mist, with almost no tourists. Treks to the summit (2,276 m) and routes through the mountain villages of Wongayagede and Jatiluwih start here. A trip to Batukaru shows the other side of Tabanan: mountains, cool air, coffee and cacao instead of beaches.
