Indonesia's Modernland swaps Rp 3.5 trillion of land to clear $280m bonds

Indonesian property company PT Modernland Realty Tbk (MDLN) has settled $280 million of foreign bonds by handing bondholders land worth about Rp 3.5 trillion. A Singapore court approved the deal, and for Bali buyers it shows how a developer's land can end up with creditors.

What it means for investors: Before buying a villa in Bali, check with BPN (the national land agency) whether the plot certificate carries an encumbrance such as Hak Tanggungan, a registered mortgage.

What it means for investors: If a villa's projected yield leans on event peaks, ask for a version built on average annual occupancy and standard rates.

Komodo airport near Bali: lawmakers seek Rp60bn fix for runway hills

An Indonesian parliamentary commission on infrastructure and transport said on 9 October 2026 that hills at both ends of the runway at Komodo airport in Labuan Bajo pose a flight safety risk. The commission chair put the cost of removing them at around Rp60 billion, and the airport operator says the work is meant to let larger aircraft use the airport.

What it means for investors: If your Bali villa relies on guests who pair Bali with a Komodo trip, keep in mind that Komodo airport is not yet set up for large aircraft from abroad: a wider runway for them has only been proposed.

Philippines: proposed US tech hub in New Clark City could draw up to $70bn

Washington has proposed a high-tech industrial zone covering 4,000 acres in New Clark City that could draw between $40 billion and $70 billion of investment into the Philippines. Supporters say it could revive a sluggish economy, but critics in Manila question its cost to national sovereignty. The terms are still to be settled in formal talks.

What it means for investors: News about special zones in neighbouring countries should be read as a signal of competition for capital, not as a reason to move money.

Indonesia subsidised housing sales lag as FLPP hits 47.69% of 2026 target

By early October 2026, Indonesia's FLPP programme had financed 166,938 subsidised homes, only 47.69% of its 350,000 annual target. Analysts and developers point to weak demand, high entry costs and young buyers struggling to get mortgages approved.

What it means for investors: If you plan to resell in Bali, think about who your likely buyer is: a foreigner paying cash or an Indonesian resident relying on a mortgage.

What it means for investors: Before buying an off-plan villa, ask for the land certificate, the lease with the landowner, the PBG and a zoning extract under the RDTR.

Thai lenders turned down 44.9% of home loan applications in the first half of 2026, up from 39.8% a year earlier, according to a Housing Business Association survey. Bangkok developers now say a shortage of buyers who can get credit worries them more than flooding.

Malaysia's IOI Properties and Singapore's CapitaLand Investment have won exclusivity to examine One Raffles Place, a CBD landmark earlier reported to be worth S$2.3 to 2.4 billion. On 7 October 2026 IOI's chief executive discussed the bid, the long land leases beneath the towers and why his group will not cut prices on unsold flats.

What it means for investors: The deal confirms that serious investors focus on the remaining term and the clean title of a land lease.

Jakarta offices: SCBD occupancy climbs to 87% as rents start to rise

Office occupancy in Jakarta's SCBD has reached 87%, ahead of every other business district in the capital, Colliers Indonesia said on 7 October 2026. Tenants increasingly pay for quality and move-in-ready space rather than chase the lowest rent, and SCBD rents have started to rise.

What it means for investors: The Colliers finding for offices applies to rental villas too: a furnished, move-in-ready property in a well-served area beats a cheap one that still needs work.

Indonesia's weak rupiah lifts Jakarta serviced apartment occupancy to 61%

Occupancy at Jakarta's serviced apartments rose to 61% in the third quarter of 2026, Colliers Indonesia said on October 7. The driver is a weaker rupiah that stretches dollar housing budgets for expatriates.

What it means for investors: The Colliers report covers Jakarta, but in our view the same currency effect may also show up in Bali's rental market.

Kerry Properties has won a government residential site in Hong Kong's Ho Man Tin for HK$4.31 billion ($549 million) and plans two 25-storey towers there. The price per square foot set a near five-year high for Kowloon housing land, and like most land in the city, the plot comes on a fixed-term 50-year grant rather than freehold.

What it means for investors: When buying a leasehold, model income over the remaining term of the lease rather than an open-ended holding period.

Thailand: Bangkok floods push back launch of over 1,000 condo units

Flooding in Bangkok has dented buyer confidence and led developers to postpone more than 1,000 condominium units, Savills (Thailand) reported in early October 2026. Some of the delayed projects are in eastern Bangkok, an area hit by the floods.

What it means for investors: Check whether a villa plot sits in a flood-prone spot, such as near a river, in a hollow or below a slope.

Bangkok's Thong Lor turns to leasehold: 12bn baht project on leased land

Land in Bangkok's Thong Lor district has become so expensive that developers are leasing plots rather than buying them. The first major leasehold scheme there is a mixed-use project worth over 12 billion baht with a hotel and branded residences, a model Bali buyers already know well.

What it means for investors: If you are weighing Bali against Bangkok, model returns over the lease years that remain, not over an open-ended horizon.

Singapore retail property deals near S$8 billion in 2026

Close to S$8 billion of retail property has changed hands in Singapore so far in 2026, even as shops keep closing. Investors are buying rental income and yields above borrowing costs rather than a recovery in store sales, a lens that also applies to income property in Bali.

What it means for investors: Calculate your villa's yield in net terms: revenue minus management and platform fees, PHR (the local hotel and restaurant tax), maintenance and vacant nights.
