Lodtunduh: south Ubud with a canyon and a road to the sea
Lodtunduh is a village on Ubud's southern axis along Jl. Raya Lodtunduh and Jl. Raya Mawang. Rice fields to the east, the Wos river gorge to the west with the five-star Sthala (Marriott) on its slope. Of all Ubud's villages it is closest to the sea and the airport, with the centre 15 minutes away. We represent two projects here: Mirador Villas and Most Villas.
Where it is
Lodtunduh village is Ubud district's southern edge, bordering Sukawati. The spine is Jl. Raya Lodtunduh, with quiet lanes branching to the banjars of Mawang, Lodtunduh Kangin and others. The terrain is a plateau between two rivers; the Wos canyon forms the western edge with views — and setbacks.

Zoning and land
Along Lodtunduh's roads lies the residential zone Kawasan Permukiman; the Mirador plot is R3. Between the roads are rice fields (green zone); by the canyon, cliff setbacks apply. The buyer's rule is the same as everywhere in Ubud: a KKPR for the plot with a commercial KBLI, not a colour on a map. For Mirador the KKPR and PBG (06.08.2026) are open to investors before the deal; the Hak Milik land is leased for 30 years (04.03.2026–04.03.2056), the certificate on deposit with the notary.
A local quirk is the subdivision of large parcels along the canyon: such plots often lack their own KKPR and fail the setbacks. Ask for the document for the specific area and coordinates.
Water, terrain, risks
The Lodtunduh plateau sits above river level; watershed floods threaten plots inside the gorge, not on its rim. For canyon-view plots two questions are critical: a geological assessment of slope stability and the drainage of retaining walls; at Mirador the pool sits on the common land and the footprint steps back from the edge.
Water — PDAM along Jl. Raya Lodtunduh plus wells; in complexes supply is shared with storage tanks. Check the flow in September–October and the SIPA on the well.
Infrastructure nearby
The Puskesmas Sukawati II clinic is a couple of minutes away on Jl. Raya Singapadu; Ari Canti hospital 10 minutes. The nearest hotel environment — Sthala Marriott, Rumah Kayu Resort, Sanctoo Suites at Bali Zoo. Walking distance from Mirador — NATA gallery, The Nora Ubud restaurant by the rice fields, Sungai Restaurant, scooter rental. Tennis — Kula Mani / Mouratoglou in 5 minutes. Ubud centre with clinics, schools and coworkings — 15 minutes.
Prices and demand
Ubud land runs $250–750/m² (DUVI); Lodtunduh sits closer to the lower-middle of that range than Sayan or the centre, with a premium for canyon-view plots. Off-plan entry at Mirador — from $139,000 for a 72 m² two-bedroom villa on a 112–118 m² plot plus a share of the common land (909.1 m² for 7 villas, 95 m² guest parking, infinity pool on the common area). The base case of two operators is 12–14% net; that is a projection, while the actual for delivered partner villas is 12.8%.
Who it suits: an investor who wants sea and airport access with Ubud economics, and guests who combine Ubud with the beach and Bali Zoo.

The Wos river gorge — one minute from the villa, with Sthala (Marriott) on its slope. Not Hidden Canyon in Singapadu (11 minutes) nor Beji Guwang (15+ minutes).
How long to the sea from Lodtunduh?
24 minutes to Pantai Purnama in Sukawati (11 km), 28 to the Keramas surf beach, 29 to Sanur. "10 minutes to the beach" is not Ubud; we do not write that.
How far is the centre of Ubud?
8.2 km: 18 minutes by scooter, 20 by car in normal traffic; our materials say 15 minutes based on off-peak measurements. Monkey Forest is 13–15 minutes, about 7 from Most.
