Penestanan, the artists' hill within walking distance of the centre
Penestanan is a village on the plateau west of the Campuhan bridge, reached by the famous stairs from Jl. Raya Campuhan or by car along Jl. Raya Penestanan from Sayan. The Young Artists school formed here in the 1960s and the art scene never left, it just gained cafés, yoga studios and long-stay villas. Jl. Raya Ubud is 15–25 minutes on foot or 5–10 by car. DOMA has no projects here, and we source and check plots by the same method as in our own villages.
Where it is
Penestanan occupies the plateau between the Wos river ravine at Campuhan to the east and the slope down to Sayan to the west. Administratively it is two banjars of Sayan village, Penestanan Kaja and Penestanan Kelod. The lanes are narrow, some passable only by scooter, and cars are left on Jl. Raya Penestanan or down on Jl. Raya Sanggingan. That is the defining feature of the place. People come here to live, not to drive.
| To | Time | How |

| Campuhan Ridge Walk, trailhead | 5 min | at the Campuhan bridge |

| Kedewatan, Mandapa | 10–12 min | via Sayan |
| Ngurah Rai airport | 55–65 min | via Denpasar |

Zoning and land
The Penestanan plateau is almost fully built up, a residential zone PBG">KKPR confirms a commercial KBLI code (55193)">Kawasan Permukiman of villas, guesthouses and local family compounds. The remaining scraps of rice field between the houses are RTRW, the">Perda">green zone, and those are exactly what gets sold as "the last plot with a view". Since 2026 converting a rice field for development is a criminal offence under Perda Bali 4/2026, and the moratorium in six regencies has restricted new permits in overheated zones. By density Penestanan is precisely such a zone.
The second feature is access. A KKPR checks infrastructure as well as function, and a plot on a scooter path cannot take building materials or a taxi. Look at lane width, rights of way across other compounds and setbacks from the cliff towards Campuhan. The rule is the same across Ubud. A KKPR at the exact coordinates decides, not the zone colour.
Water, terrain, risks
The plateau stands high above the river, so Wos watershed floods threaten the ravine floor, not the village lanes. The risk here is different, the cliff edges towards Campuhan and Sayan where landslides happen after downpours, and the drainage of narrow lanes that turn into streams in the wet season. On the Bali Net Zero risk map these are the typical risks of Gianyar's agricultural belt. A view plot on the edge needs a topographic survey, a geological assessment of the slope and a setback, not a render with a pool on the rim.
Water comes from PDAM along Jl. Raya Penestanan and Jl. Raya Sanggingan and from wells. Well density is high here, so the flow is checked in September and October with particular care. A commercial villa needs a SIPA. Climate risks by location are covered in a separate article.
Infrastructure nearby
Penestanan works as a neighbourhood for long-term residents. The village itself has cafés, yoga studios, small galleries, laundries and warungs. Down on Jl. Raya Sanggingan are the Bintang supermarket, restaurants and the Blanco Museum, with the Neka Museum a little further. The centre's clinics, schools and coworkings are 5–10 minutes by car or 15–25 on foot. The Campuhan Ridge Walk five minutes away gives guests a morning walk without a car.
The downside is the same as the upside. Narrow lanes, scooters instead of cars and limited parking. For a guest with suitcases and for a construction site this needs planning in advance. What goes into the cost of living in Ubud and what life here looks like are described separately.
Prices and demand
Ubud land runs $250–750/m² (DUVI Q3 2026) with an average of $316/m² (LandLoom, 05.2026). Penestanan sits in the upper half of the range. Walkability to the centre and the established expat community keep prices above Petulu and the eastern villages, but below the Ayung view plots of Sayan. Vacant land is scarce, and most offers are resale villas and 1–3 are parcels left after subdivision. A completed Ubud villa costs $250,000–500,000 (Magnum Estate, 06.2026), and in Penestanan it tends towards the top of that corridor.
Who it suits. A long-stay investor and guests who want to walk everywhere and live in a village with a café on the corner. For a two-bedroom investment villa with our entry economics (from $139,000 at Mirador) it is too expensive, and we say so plainly.
FAQ
Can I walk from Penestanan to the centre?
Yes, down the stairs to the Campuhan bridge and along Jl. Raya Ubud it is 15–25 minutes depending on where in the village you start. By car it is 5–10 minutes, with evening congestion at the bridge.
Can a car reach the villa?
Not everywhere. Some Penestanan lanes are passable only by scooter, and cars are left on Jl. Raya Penestanan or down on Sanggingan. Before a purchase we check access width and rights of way, since both affect the KKPR and the build.
Why is land dearer here than in Petulu?
For walkability to the centre, the art scene and long-stay demand. Penestanan holds the upper half of the Ubud range of $250–750/m², while Petulu and the eastern villages sit lower. Only the Ayung view plots of Sayan and Kedewatan are higher.
Does DOMA have projects here?
No. Our projects are in Lodtunduh, Petulu, Pejeng Kawan and Tegallalang. We source and check Penestanan plots on request by the same method, with KKPR, survey, water check and banjar consent.
