On 26 May 2026 Indonesia's Minister of Tourism, Widiyanti Putri Wardhana, announced around 1,600 accommodation properties on online platforms without licences; on 2 June the Ministry handed the list to the platforms, and from 1 August removals began — after a two-month regularisation window. How "31 March" became "1 August"

In spring the market expected a mass switch-off of listings by 31 March 2026 — that date had been called the deadline for months. No mass removal happened in March. But on 26 May the Ministry gave a number and a procedure, and from that moment the story stopped being a verbal threat.

What exactly a platform checks

The mechanism is simpler than it looks. The platform receives three identifiers from the operator and matches them against the state OSS registry:

Nine platforms are named: Airbnb, Booking.com, Agoda, Expedia, Traveloka, Trip.com, Tiket.com, RedDoorz and OYO. The consequence matters: the database is one, so a property that fails the check on one platform is almost certainly a problem on the rest. "Moving" from Airbnb to Booking is not a solution.

Three fields in a registry are a check of form. Behind the form is substance: you cannot obtain a valid NKU for accommodation if the property has no right to run that activity in that zone. Which is why "quickly getting an NIB" usually runs into KKPR and PBG.

The villa has vanished from search: the sequence

  1. Confirm it is a delisting, not a technical pause. The platform's notice arrives in the host dashboard and states the reason. A licence-based removal is worded as non-compliance with regulatory requirements, not as a guest complaint.
  2. Find the break. Open your OSS profile and check the three fields: is there an NIB, does it carry KBLI 55193, is the NKU for accommodation activated. In most cases one of the three is missing.
  3. Decide who the operator is. The activity must be run by a structure entitled to run it. For a foreign owner that is usually a PT PMA company or a licensed operator who takes the property under management. Which structures are lawful and what each gives is set out in Letting a villa legally.
  4. Close the permits in substance. An NIB without KKPR, PBG and SLF is a document on paper. If the villa has no occupancy certificate, the accommodation NKU will have been obtained in breach, and the question returns at the next check.
  5. Apply for restoration. The Ministry stated that properties return once compliant; the procedure is set by the platform. Expect to upload the NIB and KBLI/NKU confirmation in the dashboard and wait for a manual review.
  6. Recalculate the calendar. Even the fast scenario means weeks without bookings plus a lost position in search results: a restored listing does not always keep its rating and review history.
The typical trap. The management company says "everything is registered." Ask whose NIB and which KBLI your property is listed under. If the listing sits on the operator's NIB and the operator loses its licence or terminates the contract, your property disappears with it. What Bali adds on top of the federal list

The federal OSS check is only one layer. The province runs its own controls: at the 11 February 2026 meeting with Airbnb, Governor Koster demanded that the platform verify permits and tax compliance before featuring a villa, and remove non-compliant ones. The foreign tourist levy was mentioned separately. Airbnb, for its part, committed to communicating the requirements to hosts and assisting with removals.

To be fair: there are no specific Bali numbers in open sources — how many villas removed, how much tax assessed. What is known is the direction and the mechanism, not the statistics. That is no reason to relax: from 2027 the API check removes the manual list from the process, and the question "have they got to us yet" disappears by itself.

What this changes in the yield calculation

Before 2026 a licence was a risk factor: a fine, an inspection, an awkward conversation. Now it is an access factor for the sales channel. A property without NIB, KBLI and NKU does not "carry risk" — it does not sell through the platforms that account for most bookings.

Bottom line: delisting in Bali in 2026 is a procedure with dates, not a scare story: 1,600 properties on the first list, nine platforms, three fields matched against OSS, two months to regularise, removals from 1 August and automatic verification from 2027. If a villa has vanished from search, the break is almost always in one of three fields — NIB, KBLI 55193 or NKU — and behind it usually sits an unresolved permit in substance. Restoration is possible, but it costs weeks of downtime and a search position. Hence the only workable conclusion for a buyer: the licence is now part of the income model, and its cost is budgeted before the first listing, not after the first letter from the platform.
