Nyuh Kuning, quiet by the Monkey Forest five minutes from the centre
Nyuh Kuning is a banjar of Mas village just beyond the southern gate of the Monkey Forest. The village is known for its strict order, clean, quiet, no large construction sites, bicycles on the lanes, and no cars through the forest, only pedestrians. By car the centre is reached via Pengosekan in 5–7 minutes. DOMA has no projects here, our Most Villas stands in neighbouring Lodtunduh, and we check Nyuh Kuning plots by the same method.
Where it is
Nyuh Kuning lies between the Monkey Forest to the north, Pengosekan to the east, Lodtunduh to the south and the Wos river ravine to the west. The main lanes are Jl. Nyuh Kuning and Jl. Nyuh Bojog, with the entrance from Jl. Raya Pengosekan. People walk through the forest to Jl. Monkey Forest, the shortest way to the centre for anyone without a car. The village is compact, with the Pura Dalem temple by the forest, a football field and cafés on the corners.

Zoning and land
The village core is the residential zone PBG">KKPR confirms a commercial KBLI code (55193)">Kawasan Permukiman, surrounded by forest, rice fields and the Wos ravine, which are green and protected territory. What sets Nyuh Kuning apart are the rules of the banjar itself (awig-awig). The community limits the scale and character of development, keeps the place quiet and clean and does not welcome large commercial projects. So banjar consent here is not a formality but the first question before a deal.
The rest is as everywhere in Ubud. A KKPR at the exact coordinates with a commercial KBLI, an LSD/LP2B check through the notary, setbacks from the forest and the ravine by survey. Since 2026 converting a rice field for development is a criminal offence under RTRW, the">Perda Bali 4/2026, and the moratorium in six regencies has restricted new permits in overheated zones. Vacant plots in the village are few, and most deals are resales.
Water, terrain, risks
The village stands on a gentle slope towards the Wos river ravine, the same river that forms the canyon at Mirador downstream. Watershed floods concern the ravine floor, while plots on the rim need a setback and a stable slope. On the Bali Net Zero risk map these are the standard risks of Gianyar's agricultural belt. Subak channels run between the fields, and a plot must not block a channel.
Water comes from PDAM on the Pengosekan side and from wells. A commercial villa needs a SIPA, and the flow is checked in September and October.
Infrastructure nearby
The village itself has small cafés, yoga spaces, bicycle rental, spas and warungs. The restaurants and shops of Jl. Monkey Forest and Hanoman are a daytime walk through the forest or 5–7 minutes by car. The ARMA museum and the Pengosekan galleries are 3–5 minutes away, Ari Canti hospital in Mas 5–10. The centre's schools and coworkings are 5–7 minutes.
Two practical details. Monkeys from the forest come into the village, so windows, kitchens and rubbish need protecting, and that belongs in the design. And the lanes are narrow, with a speed limit that is actually observed. What life in Ubud and its infrastructure look like is described separately.
Prices and demand
Ubud land runs $250–750/m² (DUVI Q3 2026) with an average of $316/m² (LandLoom, 05.2026). Nyuh Kuning sits in the middle of the range and above, with a premium for quiet, proximity to the centre and scarce supply. Plots are few, so prices here are negotiated rather than set by the market. A completed Ubud villa costs $250,000–500,000 (Magnum Estate, 06.2026). For comparison, entry at Mirador in neighbouring Lodtunduh starts from $139,000 for a two-bedroom villa.
Who it suits. Families and long-term residents who want quiet, a bicycle and the forest at the doorstep five minutes from the centre. Wellness and long-stay guests. An investor planning nightly rentals should discuss the format with the banjar in advance. The comparison with other island locations is in the article Ubud or Canggu.
FAQ
Can I drive through the Monkey Forest to the centre?
By car no, the forest is closed to traffic. People walk through the forest to Jl. Monkey Forest during the day, and the passage closes in the evening. By car the centre is reached via Pengosekan in 5–7 minutes.
Are the monkeys a problem?
They come into the village regularly. In practice that means closed windows and screens, a protected kitchen and rubbish in containers. Built into the villa design from the start, the problem is solved.
What restrictions does the Nyuh Kuning banjar impose?
The community watches the scale of development, quiet and cleanliness, and does not welcome large commercial projects or noisy events. Banjar consent to tourism use is the first question we ask here before any deposit.
Does DOMA have projects in Nyuh Kuning?
No. The nearest is Most Villas in Lodtunduh, 5–10 minutes away, four villas, sold out and under construction, with Mirador Villas from $139,000 next to it. We source and check Nyuh Kuning plots on request by the same method.
