Peliatan, the south-east with a palace, cafés and fields towards Pejeng

Peliatan is the first village south-east of the centre, where Jl. Raya Andong becomes Jl. Raya Peliatan and runs on to Mas and Teges. The village is known for the Puri Agung Peliatan palace and its legong dance school, galleries and cafés line the road, and east along Jl. Cok Rai Pudak the rice fields begin and run to Goa Gajah and Pejeng. The centre is 5–10 minutes away. DOMA has no projects here, the nearest is Green Harmony in Pejeng Kawan, and we check Peliatan plots by the same method.

Where it is

Peliatan village lies between Padangtegal to the west, Petulu to the north and Mas to the south. The village spine is Jl. Raya Peliatan, the continuation of Jl. Raya Andong, and the eastern axis is Jl. Cok Rai Pudak, which leads to Goa Gajah and on to Bedulu and Pejeng. The banjars of Tebesaya, Kalah and Teges lie on either side. The further east from the main road, the more rice and the quieter it gets.

Zoning and land

Along Jl. Raya Peliatan and Jl. Cok Rai Pudak lies the residential zone PBG">KKPR confirms a commercial KBLI code (55193)">Kawasan Permukiman with a commercial first line of galleries, shops and cafés. Behind the first line are the banjars' family compounds, and east of Cok Rai Pudak the rice fields begin, a RTRW, the">Perda">green zone with some LP2B land. Since 2026 converting a rice field for development is a criminal offence under Perda Bali 4/2026, and the moratorium in six regencies has restricted new permits in overheated zones. What this means in practice is explained in the article on the rice field law.

The typical Peliatan offer is a second-line plot behind the compounds opening onto the fields. We check it by the rules that apply across Ubud. A KKPR at the coordinates with a commercial KBLI, an LSD/LP2B enquiry through the notary, rights of way across other compounds, and the banjar's consent to tourism use.

Water, terrain, risks

Peliatan is flat, with a slight fall to the south-east towards the Petanu river valley beyond Teges and Bedulu. On the plateau itself there is almost no terrain risk, while at the edge of the Petanu ravine cliff setbacks apply. On the Bali Net Zero risk map Gianyar is the agricultural belt with watershed floods and irrigation failures, so for a plot by the fields what matters is its level relative to the subak channel and where the water goes in a downpour.

Water comes from PDAM along Jl. Raya Peliatan and from wells. A commercial villa needs a SIPA, and the flow is checked in September and October.

Infrastructure nearby

Jl. Raya Peliatan and Andong have minimarkets, pharmacies, cafés, galleries, scooter rental and several clinics. The ARMA museum in neighbouring Pengosekan is 5 minutes away, and the Puri Agung Peliatan palace with its evening dances is in the village itself. Ari Canti hospital in Mas is 5–10 minutes, and central Ubud with schools, coworkings and international clinics 5–10. It is one of the most convenient villages for combining proximity to the centre with calm second lines.

Prices and demand

Ubud land runs $250–750/m² (DUVI Q3 2026) with an average of $316/m² (LandLoom, 05.2026). Peliatan sits in the middle of the range and below. It is cheaper than Penestanan and Sayan, comparable to Petulu, and the eastern plots by the fields along Cok Rai Pudak are valued above the inner streets by the main road. A completed Ubud villa costs $250,000–500,000 (Magnum Estate, 06.2026). As a neighbouring reference, Green Harmony in Pejeng Kawan sold at $95,000 per villa and ran at 88.2% occupancy from January to September 2025.

Who it suits. An investor who wants proximity to the centre without its prices, and guests who want to walk to dinner and see rice in the morning. What goes into the cost of living and what a villa costs are in the article on 2026 prices.

FAQ

How long to the centre from Peliatan?

5–10 minutes by car along Jl. Raya Andong to Jl. Raya Ubud, approximate by Google Maps in normal traffic. From the eastern plots by Cok Rai Pudak it is closer to 10.

Which is better, Peliatan or Petulu?

They are similarly priced villages on opposite sides of Andong. Peliatan is further south and closer to Mas, the hospital and the road to the sea, Petulu further north and quieter, with the road to Tegallalang. We have Forma Villas in Petulu and no projects in Peliatan.

Can I buy a plot by the rice fields on Cok Rai Pudak?

If the plot itself is in the residential zone and not in the LSD/LP2B, yes. The fields to the east are green zone, and converting them for a villa has been a criminal offence under Perda Bali 4/2026 since 2026. We check the KKPR at the coordinates and run an enquiry through the notary.

Does DOMA have projects in Peliatan?

No. The nearest is Green Harmony in Pejeng Kawan, 10–15 minutes away, four delivered villas with occupancy reports. We source and check Peliatan plots on request by the same method.
